From land to grid: how to de-risk an industrial open-access project

An open-access project is not ready because a land parcel and tariff exist. Project readiness is the sum of land, grid, approvals, commercial structure and operating discipline.

Land must be usable—not merely identified

Title, access, contiguity, conversion requirements, topography, drainage and community interfaces all affect development certainty. The lease or purchase structure must also support the full project and financing tenure.

Connectivity defines the project path

Confirm substation capacity, application status, bay and metering requirements, evacuation route, right of way and the responsibilities on each side of the interconnection. Grid readiness should be evidenced, not implied.

Commercial structure must match regulation

Third-party, captive and group-captive routes have different obligations. Consumer eligibility, ownership, consumption and compliance requirements should be checked against the current rules in every relevant state.

Operating risk continues after commissioning

Scheduling, forecasting, metering, settlement, banking, curtailment and O&M determine realised savings. Define responsibility, data access and issue-resolution timelines before signing.
